A simple explanation on the meaning of:

 

Comdominium

Every owner pays a monthly fee to share the use of the land and facilities as well as to keep the building in good state of repairs. The building gets registered with the municipality by incorporating and becoming a legal entity. A board of directors is elected among the owners to manage, make decision as well as authorize repairs or issue by-laws which may effect the building. Usually the condominium fee, most often called "maintenance fee" will include the use of amenities, building insurance, maintenance of the surrounding grounds and building in some building or complexes it includes utilities Maintenance fee are set every year based on a forecast of expenditures.

 

Fee Simple, Owned Land also called "Free Hold" (Land maintenance and and repairs are paid by the owner as they are needed)

Owners own the land and are responsible for the maintenance of the grounds, cost of insurance, utilities as well as repairs which nay have to be undertaken.

 

Detached House

A detached house comes in three different styles, bungalow, split (side and back) and two storey, construction may be in brick, stucco, aluminum, vinyl, wood or a combination of them. In addition to their styles, their architectural design and location such as water front or golf course governs their price from the most budgeted mind up to Senior Executive level

 

A Simple Detached house usually has two or three bedrooms, living room and dining room mostly combined in "L shape" or "Straight", kitchen, one full size bathrooms (toilet, sink, bath/shower tub combination), powder room on the main floor, standard broadloom or strip hardwood, car port , fully finished basement. Inside area, excluding the basement, starts at 100 sq.m. and including the basement and depending on the style may start at 130 sq.m.

 

A Standard Detached house usually has three or four bedrooms, living room and dining room mostly combined some models may have it separate, den (studio), kitchen, two full size bathrooms (toilet, sink, bath/shower tub combination), powder room on the main floor, standard broadloom or strip hardwood, fireplace, an oversized or double car garage, basement, which may be fully finished with an additional bathroom. Inside area, excluding the basement, starts at 180 sq.m. and including the basement and depending on the style may start at 220 sq.m.

 

An Executive Detached house, usually a two storey, has four bedrooms, a living room and a dining room mostly separate some models may have it combined, a den(studio), a kitchen, two full size bathrooms (toilet, sink, bathtub and separate shower), a powder room on the main floor, upgraded broadloom or strip hardwood, fireplace, double car garage, a basement, which may be fully finished with an additional bathroom. Inside area, excluding the basement, starts at 250 sq.m. and including the basement and depending on the style may start at 300 sq.m. usually a two storey, has four bedrooms, a living room and a dining room mostly separate some models may have it combined, a den (studio), a kitchen, two full size bathrooms (toilet, sink, bathtub and separate shower), a powder room on the main floor, upgraded broadloom or strip hardwood, fireplace, double car garage, a basement, which may be fully finished with an additional bathroom. Inside area, excluding the basement, starts at 250 sq.m. and including the basement and depending on the style may start at 300 sq.m.

 

A Senior Executive Detached house, (villa or mansion), usually a two storey or a bungalow with a loft, has four or five bedrooms, living room and dining room mostly separate, library/studio, kitchen, three full size bathrooms (toilet, sink, bathtub and separate shower), powder room on the main floor, strip hardwood, ceramic and or marble, more than one fireplace, double or triple car garage, basement, which may be fully finished with an additional bathroom. Inside area, excluding the basement, starts at 350 sq.m. and including the basement and depending on the style may start at 450 sq.m. (villa or mansion), usually a two storey or a bungalow with a loft, has four or five bedrooms, living room and dining room mostly separate, library/studio, kitchen, three full size bathrooms (toilet, sink, bathtub and separate shower), powder room on the main floor, strip hardwood, ceramic and or marble, more than one fireplace, double or triple car garage, basement, which may be fully finished with an additional bathroom. Inside area, excluding the basement, starts at 350 sq.m. and including the basement and depending on the style may start at 450 sq.m.

 

Semidetached

(Also called "semi" o "duplex" not on Condominium land )

Semi-detached House comes in three different styles, bungalow, split (side or back) and two storey. It usually has three bedrooms, living room and dining room, mostly combined in a "L shape" or "Strait", kitchen, one full size bathrooms (toilet, sink, bath/shower tub combination), powder room on the main floor, standard broadloom or strip hardwood, car port or garage, fully finished basement with an extra bathroom. Inside area, excluding the basement, starts at 110 sq.m., including the basement and depending on the style may start at 150 sq.m. Circa 50% of semidetached have either an Apartment or a Summer Kitchen in the basement.

 

Townhouse

Also called a row house or attached house can be on condominium land as well as on "owned" land

A standard townhouse has three bedrooms, living room and dining room, mostly combined in "L shape" or "Strait", kitchen, one full size bathrooms (toilet, sink, bath/shower tub combination), a powder room on the main floor, standard broadloom or parquet, parking space and garage, fully finished basement and children play ground. Inside area, excluding the basement, starts at 100 sq.m.

 

An executive townhouse has three or four bedrooms, living room and dining room mostly combined, kitchen, two full size bathrooms (toilet, sink, bath/shower tub combination or separate shower stall, a powder room on the main floor, upgraded broadloom or strip hardwood floor, single, oversized or double car garage, fully finished basement, children play ground and swimming pool. Inside area, excluding the basement, starts at 160 sq.m

 

Apartment

On Condominium Land also called Condominium or Condo

An Economic Condominium has one or two bedrooms, living room and dining room, mostly combined in "L shape" or "Strait", balcony, kitchen, one full size bathrooms (toilet, sink, bath/shower tub combination), a powder room, standard broadloom or parquet, parking space, swimming pool, sauna (Turkish bath), tennis courts, children play ground. Size starts at 90 sq.m

 

A Standard Condominium has one or two bedrooms, den, living room and dining room mostly combined in "L shape" or "Strait", kitchen, two full size bathrooms (toilet, sink, bath/shower tub combination), standard broadloom or parquet, parking space, swimming pool, roman pool, sauna (Turkish bath), exercise room, squash and tennis courts, children play ground, some have balcony. Size starts at 95 sq.m.

 

An Executive Condominium has one, two or three bedrooms, den, living room and dining room mostly combined in "L shape" or "Strait", kitchen, two full size bathrooms (toilet, sink, bath/shower tub combination), powder room, upgraded broadloom or strip hardwood floor, ceramic in wet areas, one or two parking spaces, swimming pool, roman pool, sauna (Turkish bath), exercise room, squash and tennis courts, conference or party room, game room (billiards, cards), hobby room, library, children play ground, some have balcony. Size starts at 120 sq.m.
