Why choose a Real Estate Agent and Especially us
There has been a lot written why Real Estate Agents charge as they do, it
seems everyone knows more about the Real Estate industry that those that
work on it. You can find articles in any newspaper and on any For Sale by
Owner site on reasons why you should not use a Realtor®.
You can talk to anyone and they
will tell you:
“it is easy to sell a house
just put a sign up”.
“ how difficult can it be to
sell your condominium apartment?”
“a
lot of those Real Estate agents do not even speak the language properly”.
Then you may hear stories such
as:
“My
Real Estate Agent did nothing for me, placed the sign and we never saw him
again, he was too busy to get listing”
“Why are we charged so much?
Competition laws do not seem to break into the
Real Estate Establishment Fortress. Commissions have not come down at all”
“All Real Estate agents are equals; I will get
a flat fee agent or a discount broker
“I will interview as many agents I can to see
which one is the best (meaning the cheapest)”
Or read articles (they all have
the same story), the following is an extract from an article which I had the
pleasure to read:
“I've dealt with a half-dozen realtors during
the past seven years, while selling two homes and buying three others. Last
year, for instance, we sold a home in the $500,000 price range in the town
of “a city” . It wasn't a perfect home,a typical suburban place with too
much garage, not enough yard but a very nice one, including a full theatre
room and a fantastic home office. We wanted to sell to make a move to
“another town”, a little town in the northwest corner of “ a regional town”.
One realtor we used to sell it was utterly incapable of articulating how our
house differed from nearby, newer ones that basically were thrown up
overnight and had cheap interior finishing. Another was clueless as to how
to market a house in our price range, printing a cheap single-sheet
black-and-white information flyer. (Our experiences were generally better on
the buy side, except for one seller's agent who sought to discredit a
skilled building inspector we hired who found that the foundation of a
circa-1880 home was a rat's nest of rotting wood, faulty concrete, falling
insulation and, well, rats' nests.)
Let me say that the individual who wrote this
article had no clue whatsoever on how to sell a house. I will agreed with
his statement as far as he may claim that all agents are not equals, it is
true that most of the new comers are eager for business and have little
knowledge on how the market works, but to generalize is like saying that all
cars are the same and all mechanics are crooks, hence get a wrench and start
working on your car because you are better than any of the mechanics. But
the real knock on realtors is a bit of simple economics that many people
don't understand. Whether you're buying or selling, they rarely work in your
interest. For the buyer, a realtor may seem like a dream—a "free"
home-finding chauffeur, who then negotiates the best possible price. But the
service isn't free—the sellers have likely factored the buyer's agent's 2.5
percent or 3 percent of the take into their price. Moreover, it's in the
buyer's agent's interest to have you pay the most that you're willing to
pay, after all, the higher the price, the larger their commission.”
“Economics”
We are taxed at 8% provincial and 6% federally.
Average commission for selling goods stands at
10%.
Average gross margin of food stores stands at
25% and for clothing stores at 50%.
Those are expensive fees not the 5% which is
split between two real estate salespersons who will have to pay, two
brokerage houses and three real estate boards, the local, provincial and
federal plus be insured to protect those that we help.
Let’s make a quick calculation on an average $
300,000 house done with a real estate agent it will cost an average of $
15,000.

“A realtor rarely works in
your interest”????
The average homeowner has a different point of
view (emotional) of his house. It is natural to think your property is
better and more valuable than others in the street, hence more often than
not the average homeowner demands a price for his house which is not
realistic. A Real Estate Agent to be able to earn his money has to value the
property to make it competitive and be able to negotiate the price to get as
much as possible. After all is in the interest of the person selling the
house that the house gets sold, right??? The price is dictated by the market
not the Agent, if the property is not marketable will not sell, the
individual that wrote the article placed a value on the antiquity of his
house and wanted more than a new one, what did he have to offer to make it
more expensive??? Maybe because he owned it???
